I wish I could give 0 star!! I have never met such a management company in my life! I rented a house under their management and lived there 3 years. We kept the house very clean and beautiful. Whoever visited us they all said great things about how we keep the house, including the people who came from the management company to inspect it. They even said great stuff. We needed to move another house because of personal reasons and was expecting to get all the deposit we gave. I always got full deposit back from the houses we rented before. They sent a mail 1 month after we moved out and I was happy as I finally received the letter. But I was shocked when I saw the letter!! They did not give my deposit back on the contrary They asked me to make a payment in addition to my $1500 deposit!!! If you are smart, DO NOT RENT/BUY ANY THING FROM THEM. DON’t MAKE ANY DEAL WITH THEM! Otherwise You will get hurt a lot. Just a friendly recommendation.

The absolute worst management company I've ever had to deal with in 25 years of renting history. All of these negative reviews are not wrong & very similar to the experience I've had with them as well.... * The accountant is completely incompetent. * They can't seem to keep employees in their maintenance department - So when things do go wrong in the home you're renting or trusting them to manage, it will be difficult to rectify the issue. This causing further problems with the home itself or in the relationship between tenant and landlord. Making the company practically useless and completely ineffective as a middleman. * I have never been late on a rent payment in my entire history with this company. However they continually manage to mark my payments as late, then try to gouge me with late fees which I've refused to pay each time so far. --- Because of this, I began approximately 2 years ago recording myself, leaving my rent payments in their office, or at their door. It's a shame I would have to go through so much just to make a rent payment on-time each month in a home I've lived in for over 6 years.

Poor and unfair management! Avoid making a contract for their properties! We left the house much cleaner than the house we moved in and we’re expecting the full deposit but I was DISAPPOINTED! I received the letter from them one month later and expecting the deposited money but I was wrong! They did not send me any money but charged me extra for nothing! If I need to rent/buy any property I will never do it with them! Just a suggestion! Otherwise you will be sad at the end!

If I could rate this crappy management company a 0 I would. Constant delays for maintenance. It took them 3+ months to come back and replace a blind. Rude front office staff. They look at you as if you're a piece of filth they have to clean up. Shady shady shady business. A plumber came to remove over 10 years of hair in a clogged drain and we were charged the bill even though we've lived in the place for 3 months. Upon move out we had the place professionally cleaned and the carpets professionally cleaned yet they wanted to take out a cleaning from our deposit. They have our receipts and are trying to pull that crap. We had to call repeatedly to get our deposit back and 8 days past the Nevada law that says the check has to be in our hands within 30 days they still didn't cut the check. Their general contractor is full on ripping them off and raising the prices 400% to get more money out of them. Never ever EVER do business with this company. They will rip you off. I'm reporting them to the BBB first thing tomorrow morning. And we're probably going to court over all this. Save yourself the headache and don't do business with this shady company.

HORRIBLE company to rent from. I have been in a property of theirs for less than 3 months, and have nothing but difficulties from the start. They take your deposit before letting you review the lease, so you are pretty much stuck once you hand over your $$. They do not take care of repairs, in fact, the make matters worse. Now I understand why the property was vacant for over 6months. Even their maintenance man will acknowledge their poor customer service. He hated that he had to come do the job at my house because he stated that it was not fair. On top of maintenance issues.....my rent has been paid in full, and I still received a 5-day notice from them. What they fail to realize is, I work in property management and you can not evict someone for late fees alone. I will be filing a nice complaint with the real estate division as well as the BBB. DO NOT RENT FROM THIS COMPANY, OR USE THEM FOR PROPERTY MANAGEMENT. YOU WILL BE VERY DISAPPOINTED.

Best property management I have dealt with in my life. Very easy to communicate with them when ever you need them.

Rental price was great. Repairs were made in a timely fashion. First exterminator visit was paid by them. However, they scam you out of your deposit upon move out. I recommend you hire a camera crew to video your move-in and, most importantly, your move-out. They charged me $250 for yard cleanup, even after I spent hours pulling weeds and trimming trees/bushes. It could be that their landscaping company is scamming them, and they pass the bill on to me. Then they charged me $200 for carpet cleaning, even after I paid a professional carpet cleaning company to clean my carpets. They said we didn't use the right one, wow. They also charged $36 for replacement light bulbs. Are you kidding me? Not only was that expensive for a small 1100 sf house, but I had to replace every bulb in the place when I originally moved in. I might have to send them a bill. We fulfilled the requirements in our lease for move-out and they still ripped us off. When I went there to find out why, they told me I don't have any proof and that I should have taken a video. Long story short: take a video, in HD, with a newspaper to show the date, and cover every inch of the property.
