I agree with most of what John has written. Unfortunately, I have more knowledge than he. I'll start by stating Briarwood offers their employees $12/hr and expects skilled workers. Not all are skilled. They have absolutely NO benefits whatsoever. No paid time off, no matter how long you've worked there. Briarwood management doesn't know where the water shut offs are located, this I believe, leads to many of their water issues. They also have 2 apartments that are so clogged, they are backing up into the apartments. Now, when I say backing up, I mean sewage. Raw sewage. They are too cheap to call professionals, therefore, their 12/hr employees are left to suck it up in a shop vac. Can you believe it? This I know has been occurring for at least 2 years. The apartments are thrown together in days. Employees aren't given enough time to prepare, nor do they have the resources. No, I do not live here. I know an employee that worked there. I could go on and on, it would never end. Please look elsewhere. By the way, one of the sewage apartments is in the 2nd row on the north side. Believe me, it's almost a foot deep. They also have a police officer living in the same building. How dare them! Everyone in that building should be evacuated! Zero stars!

My experience with Briarwood Hills has been the worst the first time I rented from here and the last time. I used to live in a loft apartment about six years ago at Briarwood Hills and it was an awful experience. Management turnover has always been the biggest issue here. I am never able to get in contact with management and maintenance issues go unresolved for months. When I first lived here I had a HUGE problem with cracks and bugs getting into my apartment. When contacting the office they confirmed this is a problem in other units but I had to resolve it on my own. After that they left me out to dry. Over time I had several maintenance issues that never got fixed. I called he office for MONTHS and never heard back from anyone. That played into my decision to leave. People never stay here for long. I see so many people move in for about a few months and leave early. They can’t retain tenants because of the conditions of the apartments and the terrible terrible communication with the office.
I ended up returning a few years later as a last resort! Thinking the new management would be better. WRONG. since my return they have had several new managers, I never know who to contact. I never get a response back about serious issues. The only time they love to send emails is to complain about a property issue or remind you about rent. They never respond to real tenant issues. They messed up parking several times , moved our parking spots far away from our units, and then switched back. The water here is ALWAYS an issue. They constantly have to shut out water off to “make repairs” happens atleast once a month. Your electricity bill will be so high due to the AC/heating units. Since they plug it it triples your bill.
I had a terrible experience with the maintenance crew. A memeber arrived to my apartment at 1:00am with no ID, or property clothing to confirm he even worked for Briarwood. He was demanding to come in and check about a possible leak in the unit below. It was 1:00 an and I was very unhappy with how they handled the situation. He kept replying “I have the right to enter , it’s an emergency”. When I contacted the office, instead of them being empathetic they emailed me back the section of my lease that states maintenance could enter during an emergency without permission. SO rude and unprofessional.
I also was promised new paint and counters for mknths and never got those. The paint job is cheap and if you try to clean your walls or counters it chips right off.
Management is so unresponsive and unsupportive to resolve tenant issues. I had a serious issue occur which I felt unsafe at the proterry and I sent several emails to the office and made phone calls and only got one brief response. Since then I never got nah follow up or reassurance from the office and I feel like that is unacceptable. They will hound you and remind you about rent but that’s it. The complex lights work sporadically and at times he complex is DARK which is unsafe. I would not recommend living here. I honestly don’t have many positives. The only ones I have are about the location of the property to convenient locations. Otherwise I’d give it a .5 if I could.

I have lived here for 5 years. In the past 3 month I can see that the office is re-enforcing the rules and regulations. I would have given a four star but lets wait and see how this summer goes with our pools. If they could start with the landscaping already it would help with my stars as well. I am glad to see some changes going on.

My friend lived here, and when I came to visit, the hot water would run out very quickly. I could not shave my legs and wash my hair in one shower session.
Maintenance did not clean up the snow at individual apartments, although that was supposed to be included.
He had issues with some of the appliances and the patio door.
Nothing was included in the rent and his electric bill ended up being over $700 one month; the apartments are not insulated very well.
He was also charged for the prior tenants' bills when he first moved in.
Most of all, although he left the apartment in what they described as, "the best anyone had ever left it before," they would not give him back his deposit because he got the last of his things out before their scheduled inspection on the morning of the 1st instead of the day before.

If I could give ZERO stars I would. Horrible experience here. Horrible staff members who are untrustworthy and unprofessional. Property manager is the WORST. DO NOT LIVE HERE. READ THE REVIEWS.
